How Singapore home loan rates work

Fixed or floating

A fixed package holds its rate for the first two to five years, then usually moves to a floating rate. A floating package is priced as SORA plus a spread, so repayments change when SORA changes. Fixed rates give certainty; floating rates pass rate cuts on sooner.

What SORA is

SORA, the Singapore Overnight Rate Average, is the benchmark the Monetary Authority of Singapore publishes each business day. Most floating packages use 3-month compounded SORA, which reflects the past three months of overnight rates. Packages on 1-month SORA reset faster.

Lock-in and penalties

Most packages have a lock-in of two or three years. Repaying or refinancing within it usually costs a penalty, commonly 1.5% of the amount repaid, so compare the rate after the lock-in as well as the headline rate.

Home loan questions

What are the current home loan rates in Singapore?

On 21 October 2026, the lowest indicative first-year rate in Homejourney’s lender feed was 1.45% a year (Maybank, 3-Month SORA), across 7 lenders. Rates are indicative: your offer depends on the loan size, property type and the bank’s approval.

Should I take an HDB loan or a bank loan?

An HDB concessionary loan charges 0.1% above the CPF Ordinary Account interest rate, currently 2.6% a year, and has no lock-in. Bank loans are often cheaper, but their rates change, and once you switch from an HDB loan to a bank loan you cannot switch back.

Can I pay my home loan with CPF?

Yes. You can use your CPF Ordinary Account savings for the down payment and the monthly instalments, within the property’s valuation and withdrawal limits. When you sell, you refund the CPF you used, with accrued interest, to your account.

How much can I borrow for a home loan?

Your total monthly debt repayments cannot exceed 55% of your monthly income, the Total Debt Servicing Ratio. For an HDB flat, or an executive condominium bought from the developer, the home loan repayment alone is also capped at 30% of income, the Mortgage Servicing Ratio.
